What is a Buyers Agent?

When looking to buy a home, why would you choose not to use a REALTOR® to help guide you through one of life’s largest financial transactions? Lonny Johnson with Emblem Properties explains how we can provide professional opinions and advice to our clients.

When buying a home, what you do not know can cost you. There are many things to consider and the contract process can be a bit confusing for the untrained. I have discovered that sometimes there is a bit of misconception about what service REALTORS® provide. When buying a home, it is vital that you have proper representation.

Real Estate commissions are generally paid by the selling side. Customarily the commission is split with part of it going to the buying brokerage. What this means to you as a buyer is that typically your buying agents’ brokerage is paid by the seller. (So, in short, usually, it cost you nothing to have a licensed Realtor represent your best interest in the process.) Feel free to give me a call if you are thinking of buying a home. At Emblem Properties we focus on serving our clients best interest. Your needs and outstanding customer service is our priority.

Thanks, and I hope you have a blessed day!

Why should I care about the 2020 Census?

The United States Census has been active since the first count in 1790. The Census counts the population in all 50 states, the District of Columbia, and five U.S. territories.

This year will be the twenty-fourth United States Census. The U.S. Census counts every resident in the United States. This will mark the first time that you will be able to respond to the census online, due to Covid. It has also been pushed back from April 1st, its normal deadline date, to September 30th.

Why is it important? The Census’ data determines where billions of dollars in federal funding go to. This could include businesses such as schools, hospitals, fire departments, roads, and many others that distribute products and support for you and your community. Getting an accurate count will help in the determination of how much money is distributed into each community. The results of the Census also determine the number of seats each state will have in the U.S. House of Representatives.

How has the Real Estate market fared during the Covid Pandemic in Walker County?

If you are thinking about selling your home, you may be wondering how the Walker county market is doing with the high unemployment rate and the stock market uncertainties. Well, there is good news. The market here has stayed steady considering the economic situation across the US.

In January of 2019, the average price of Single-family residential homes was $234,720. The average days on the market for residential homes was 40 days before it being sold. Before the shutdowns, January 2020 had a slightly higher average price at $239,900 and similar days on the market.

February to May had a slight dip in average price, Total homes sold during this five-month period is 270. The purchase price ranges between $180,000-$219,000. The average selling price was $221,018 for all homes sold.

The last 80 days (6/1/2020-8/19/2020) of this year, 116 homes have been sold at an average price of $231,443. The two highest price ranges that buyers purchased in during this period were between $200,000-$219,000 and $300,000-$349,999.

So, what does this mean for a Seller and a Buyer? For a Seller, it means that if you are considering selling your home, do not be afraid to put your home on the market. Homes are moving despite the Covid. Prices are starting to increase. For Buyers, check out Emblem Properties website to view the homes listed! Mortgage rates are low and there are a variety of loan products available. The market in Walker county is stable so your investment will continue to gain equity.

Emblem Properties is proud to introduce our community to Teysha Vineyards. This vineyard is the perfect relaxation location and a great place to create new memories. The best part….it’s just minutes away from home!

“Who We Are

Family-owned and operated, Teysha Vineyard is the perfect relaxing destination to enjoy 100% Texas wines. Owners Joe and Lynn started this vineyard with one goal: to share the best Texas wines with the community in a venue that made everyone feel at home.

The vineyard grows what is typical in Southeast Texas, Blanc du Bois and Lenoir, with all other wines served in the tasting room made from fruit from the Texas High Plains.  Located just east of Huntsville, TX, the vineyard and tasting room are tucked among the tall East Texas pine trees off Highway 190 via an easy and scenic drive from I-45.”
